How do I stop the water from a burst pipe?

Close the internal stopcock, then call 07446 375079. The stopcock sits under the kitchen sink in most London homes and turns clockwise to shut. Open the lowest cold tap in the property to drain the rising main. Switch off the lighting circuit in any room taking water.

The rising main is the cold supply running upward from the internal stopcock to the fittings above. Draining it from the lowest tap uses gravity to empty the run the closed valve no longer feeds, which is why the order of the taps matters and the order of the rooms does not.

Where has the pipe burst?

Look first at the coldest run in the property — a loft, an outside wall, an unheated garage or a suspended ground floor. Trace the water upward to its highest wet point. Water runs along a joist before it drops, so the stained ceiling sits away from the split.

Trace upward rather than outward. Water leaves the split, runs along the underside of a joist to the first low point, and drops there, so the stain on a ceiling marks the low point and not the fault. The highest wet timber in the void is the closest thing to the split that is visible without opening anything.

The water stops the moment the stopcock closes. What happens to the pipe after that decides whether the same joint fails again this winter, and it is the part of the job nobody watches.

What does a permanent burst pipe repair involve?

Cut the split out, cut back to sound pipe on both sides, and remake the joint in the material the run is made from. A clamp holds the supply on only while parts are collected, and it comes off on the same visit. Nothing is boxed in until the finished joint is photographed.

  1. Isolate and drain the section, then dry the pipe until a joint can be made on it.
  2. Cut the split out and keep cutting back until the pipe wall is sound on both sides, because a freeze split runs further along the wall than the visible opening.
  3. Remake the joint in the material the run is made from — copper into copper, plastic into plastic — with a fitting rated for the pipe and the pressure.
  4. Refill, vent and hold the section at working pressure long enough to prove the joint under load rather than under a trickle.
  5. Photograph the finished joint open, then insulate the run before any board, plaster or boxing goes back.

Cutting back is the step that separates a repair from a patch. Ice expands along the bore and stresses the pipe wall for some distance either side of the point that actually opened, so a joint made hard against the visible split sits in metal that has already been weakened. A repair coupling squeezed onto a wet, unstressed-looking pipe holds until the next cold night.

Will my insurance cover the water damage?

Photograph the split and the damage before anything is moved or dried. Sudden water damage from a burst pipe is the category an insurer calls escape of water. The separate clause covering the cost of finding the leak and reinstating what was opened up is called trace and access.

  • Photograph every wet surface before a towel, a dehumidifier or a loss adjuster touches it.
  • Record the date and the hour the water was first seen, because both go on the claim form.
  • Read the policy schedule for the two clause names above and their limits.

Why did the pipe burst?

Check what the outside temperature did in the seventy-two hours before the water appeared. Water expands as it freezes and splits the pipe wall, then discharges at thaw rather than at freeze. Corrosion in old copper, a fixing driven through a concealed run and water hammer account for the rest.

  • Freeze and thaw. Ice expands by roughly nine per cent of the volume of the water it forms from, and the pipe wall opens under that expansion. The water arrives at thaw, hours or days after the cold night that caused it.
  • Corrosion in old copper. Pinholes form from the inside out where water chemistry and pipe wall interact, and the first sign is a weep rather than a burst.
  • A fixing driven through a concealed run. A screw or a nail into a floor or a wall pierces the pipe and often seals itself, then leaks weeks later when the fixing corrodes.
  • Water hammer. A fast-closing valve stops a moving column of water dead, and the shock loads every joint on the run repeatedly until one of them fails.
