Stopcocks, Isolation Valves and Why You Want More of the Second

A stopcock stops the whole property. An isolation valve stops one fitting, which turns a whole-house shutdown into a fifteen-minute job at one tap. A typical three-bedroom house needs ten to fourteen of them and usually has three. What is the difference between a stopcock and an isolation valve?

A stopcock closes the incoming supply and stops water everywhere in the property. An isolation valve closes one fitting — a tap, a toilet, a washing machine — leaving the rest of the house in water while that fitting is worked on.

Scope is the whole distinction. The internal stopcock sits at the point the supply pipe enters the building and governs everything downstream of it, which is every cold outlet in the property and, through the cylinder or the appliance, every hot one. An isolation valve sits on the branch feeding a single fitting and governs that fitting alone.

The practical consequence shows up during work rather than during a flood. Replacing a basin tap in a house with an isolation valve under that basin takes the water off for one fitting for fifteen minutes. The same job in a house with no isolation valves takes the water off for the whole property, drains the system down, and refills and vents it afterwards.

What is a gate valve, and why does it fail?

A gate valve is an older wheel-operated valve found on tank-fed runs. Its gate corrodes and detaches from the spindle, so the wheel turns freely while the valve stays open. It fails open far more often than closed.

A gate valve closes by driving a flat brass plate — the gate — down across the bore on a threaded spindle. Brass in stagnant tank-fed water dezincifies, which is a corrosion process that leaves the copper behind and takes the zinc out, and the weakened gate parts company with the spindle. The wheel then spins through its full travel with the bore still open.

Two things follow. The first is that a gate valve gives no feedback: a wheel that turns freely looks exactly like a valve that has closed. The second is that the failure mode is the dangerous one — open rather than shut — so the fault is discovered during the emergency the valve was fitted for. A quarter-turn lever ball valve is the modern replacement and shows its position from the handle angle alone.

How many isolation valves should a house have?

One at every fitting that can fail: each tap, each toilet, the washing machine, the dishwasher, the boiler filling loop. A typical three-bedroom house needs between ten and fourteen, and most have three.

The count follows the fittings rather than the rooms. A three-bedroom house with a kitchen, a bathroom and a cloakroom carries a kitchen mixer, a washing machine, a dishwasher, a bath mixer, a basin mixer, a shower valve, two WCs, a second basin and the filling loop — which is ten to fourteen branches, each of which can fail on its own.

The gap between ten to fourteen and the three most houses actually have is the reason a dripping washing machine valve becomes a whole-house isolation. Retro-fitting closes it one fitting at a time, and every fitting that gains a valve is a fitting that never again takes the property’s water off.

Where should they be fitted?

Five positions cover most needs: beneath each basin and sink, on each toilet supply, on each appliance branch, at the cylinder cold feed, and on any branch feeding a separate floor or annexe.

  • Beneath each basin and sink, on both the hot and the cold tail, where the tap connectors are reached.
  • On each toilet supply, before the float valve, which is the fitting most likely to weep unnoticed.
  • On each appliance branch — washing machine, dishwasher, and any plumbed fridge.
  • At the cylinder cold feed, so cylinder work does not empty the cold side of the property.
  • On any branch feeding a separate floor or annexe, so a loft conversion or a basement can be isolated as a unit.

Is a drain-off cock the same thing?

No. A drain-off cock empties a section of pipework once it has already been isolated. It does not stop flow from the supply, and using one as an isolator produces exactly the flood it was meant to prevent.

A drain-off is a small valve with a hose connection, fitted at a low point on a run. Opening it on a live supply opens a path to atmosphere with the mains still behind it, which is a tap rather than a valve. The correct sequence is isolate first, then drain.

When is the cheapest time to fit them?

During work that already has the water off — a bathroom installation, a boiler change, a tap replacement. The labour and the drain-down are already paid for, so the added cost is the valve. Retro-fitting later needs its own visit.

Isolation, drain-down, refill and vent are the hours on any pipework job, and they are already being paid for whenever a fitting is being changed. A valve added into an open run at that moment adds minutes. The same valve fitted on its own visit carries the whole isolation sequence again for one small brass part.
